Single Ply Systems – This category is generally grouped in what is termed as the “thermoplastic “ family. Thermoplastics include the following systems in their family except for EPDM;

  1. TPO (Thermoplastic Polyolefin)
  2. PVC (Poly Vinyl Chloride)
  3. Kee (Ketone Ethylene Ester)
  4. EPDM (Ethylene Propylene Diene Monomer)

TPO Roofing:

TPO rolls are typically available in 6’, 10’ and 12’ rolls. The larger rolls result in fewer seams which is favorable. TPO is also commonly available in various colors such as white, tan and grey. TPO comes in various thicknesses, from 45 mil, 60 mil, 80 mil and 115 mil fleece back. Fleece back membranes include a soft protective surface on the underside that allow the membrane to be installed over rougher surfaces that new insulation or recovery boards. Benefits of TPO include the following;

  • Heat Air Welded seams are easier and cleaner than adhesive based seams like EPDM.
  • Lower cost than other hot air welded systems.
  • Environmentally friendly and recyclable.
  • Resistant to heat, UV degradation.
  • Resistant to many chemicals
  • No plasticizers or chlorine added (like PVC)
  • Can be both mechanically attached and fully adhered.
  • Can be used to retrofit old metal roofs and the system can include additional insulation.

 

PVC Roofing

Thermoplastic PVC roofing is extremely strong, as its heat-welded seams form a permanent, watertight bond that is stronger than the membrane itself. PVC resin is modified with plasticizers and UV stabilizers, and reinforced with fiberglass non-woven mats or polyester woven scrims, for use as a flexible roofing membrane. PVC is, however, subject to plasticizer migration. (a process by which the plasticizers migrate out of the sheet causing it to become brittle.) Thus a thicker membrane has a larger reservoir of plasticizer to maintain flexibility over its lifespan. PVC is often blended with other polymers to add to the performance capabilities of the original PVC formulation, such as KEE – Keytone Ethylene Ester. Such blends are referred to as either a CPA – Copolymer Alloy, or a TPA – Tripolymer Alloy. Benefits of PVC include the following:

  • Heat Air Welded seams are easier and cleaner than adhesive based seams like EPDM.
  • Resistant to more chemicals than TPO, like animal fats and jet fuel, making PVC ideal on restaurants and near or on airports.
  • Can be both mechanically attached and fully adhered.
  • Can be used to retrofit old metal roofs and the system can include additional insulation.

KEE Roofing

Ketone Ethylene Ester is much like PVC membrane roofing in many of its physical characteristics and appearance. However, some of its chemical characteristics are an improvement over the traditional PVC. For example, KEE has little or no plasticizer migration over time far increasing its lifespan over that of traditional PVC. This is the reason for several CPA and TPA blends by various manufacturers. Fibertite by Seaman Corporation is a great example of a KEE membrane with phenomenal proven performance. More single ply manufacturers of TPO and PVC are starting to include KEE compounds in their formulas to prolong the life span of their standard membranes.

EPDM Roofing

Ethylene Propylene Diene Monomer is a synthetic rubber most commonly used in single-ply roofing because it is readily available and relatively simple to apply. EPDM as a roofing membrane has advanced significantly over recent years. Problems previously associated with it included moisture gain under the membrane by vapor drive (occurring on roofs with air conditioned space beneath), and that EPDM did not like to adhere to itself and seam problems occurred. Simply adding a vapor barrier will help to resolve vapor drive. Seaming has become simple with the addition of Factory Applied Tape, resulting in a faster installation. The addition of these tapes has reduced labor by as much as 75%. Rolls of EPDM are available with Factory Applied Tape pre-applied to one edge. This is an uncured EPDM tape. The other edge is marked to indicate the appropriate overlap. The Factory Applied Tape is laid into the primed overlap and rolled with a little pressure. The resulting seam is stronger, and neater. Any details are taken care of with the appropriate tape. The process involves applying primer with a brush or scrubber, allowing it to flash off to touch dry (this takes moments), then applying the tape and rolling to ensure it is properly bonded. It is a low cost membrane, but when properly applied in appropriate places, its current warranted life-span has reached 30 years and its expected life-span has reached 50 years and this continues to rise with every year that passes.

Warranties

More than just a new roof, Dimensional Roofing & Diagnostics provides peace of mind. With various levels of warranty available, the client is able to choose what quantity of “peace-of-mind” is comfortable to them. Our standard warranty covers installation defects for FIVE full years. Advanced warranties include our 2 Year Annual Inspection/Maintenance Plan (A.I.M.) This plan is designed to supplement the manufacturer’s “Water-Tightness” or No Dollar Limit (NDL) warranties, which cover the material AND labor after only two years from the date of installation. The A.I.M. Plan ensures that the requirements of the manufacturer’s warranty are met by the property owner and the NDL warranty is not void due to lack of maintenance.
